Just like many of the bi-monthly collective auctions last year, the first one of 2025, held at the company’s Shrewsbury headquarters last Friday, saw all the lots sell and exceed their guide prices.
Top price went to 3 Shrewsbury Road, Cressage, near Shrewsbury, a semi-detached cottage requiring extensive modernisation and improvement, which sold for .£185,000, smashing its pre-sale guide price of £100,000 to £125,000.
Set within generously-sized gardens in a sought after village location ideal for commuters, the three bedroomed cottage had extension potential, subject to planning consent.
A 1.02-acre pony paddock with a stable block of four loose boxes at The Stables, Horseman’s Green, Whitchurch found a buyer for £64,000 against a guide price of £40,000 to £50,000.
The remaining two lots were versatile parcels of broadly flat, amenity land, which were ideal for grazing livestock, particularly horses, and situated at Whixall, near Whitchurch.
With a guide price of £45,000, a 4.63-acre parcel situated close to the Ellesmere Canal sold for £86,000 - £18,574 an acre - and a 3.48-acre parcel, with a guide price of £35,000, found a buyer at £56,000.

“Friday’s auction again highlighted the huge benefit of selling by auction properties for modernisation and improvement, pony paddocks and small parcels of land.
